Meet Tamila
An accountant's eye for your biggest purchase
Tamila Aspen was born in Kyiv and grew up in a small town in western Ukraine. She moved to the United States in 2001, earned a Master's degree in Economics and a Bachelor's in Accounting, and worked in finance and accounting for 23 years.
For the last 10 years she has helped Colorado families buy, sell and finance homes, as a REALTOR® with Equity Colorado Real Estate and a mortgage loan officer with Barrett Financial Group, LLC. Because she does both, she sees problems with a deal or a loan before they cost you money.

When do I get the 1% listing fee?
When you sell your home and buy your next one with Tamila. If you only sell, the listing fee is the standard rate, up to 3%.
Do I still pay the buyer’s agent?
Usually yes. The agent who brings the buyer for your home is paid separately, typically up to 3%, and that amount is negotiable. The 1% covers Tamila's side only.
How can Tamila work for 1%?
When you also buy your next home with her, she earns her buyer-agent commission on that purchase, which is typically paid by the seller of the home you buy. That lets her take less on your sale.
Do I get less service for 1%?
No. You get the same as with a 3% agent: professional photos (paid by Tamila), MLS listing, social media marketing, negotiation and full support until closing.
Should I renovate before I sell?
Usually no. Buyers have their own taste and will redo it anyway. Plan instead for the buyer's inspection: sewer line, HVAC, foundation and roof are what buyers most often ask to fix.
How fast will my home sell?
Price decides speed. A home priced at the market can sell in days. A home listed about 10% above the market can sit for months until the price comes down.
Can I buy a home with bad credit?
Tamila works with buyers with credit scores starting around 570. The loan program and down payment depend on your score. Below that, she can show you how to get ready, starting with a soft credit check that does not affect your score.
Do you speak Russian or Ukrainian?
Yes. Tamila works with clients in English, Russian and Ukrainian.
