How fast will my home sell?

Price decides speed. A home priced at the market can sell in days, sometimes over the first weekend. A home listed about 10% above the market can sit for months, and the price usually comes down anyway. Tamila is a Pricing Strategy Advisor (PSA). She shows you the recent sales she uses, so you can see the price for yourself.

Should I renovate before selling?

Usually no. New paint colors, counters or floors are a matter of taste, and most buyers will change them anyway. You rarely get that money back.

What to expect from the buyer's inspection

Every buyer does an inspection. The items they most often ask the seller to fix are:

  • Sewer line
  • Heating and air conditioning (HVAC)
  • Foundation
  • Roof

Some loans, such as FHA and VA, cannot be used to buy a home in poor condition. If your buyer has one of these loans, certain repairs may be required before closing. Because Tamila is also a loan officer, she spots these issues early and explains your options.

Seller questions

When does the 1% listing fee apply?

When you sell your home and buy your next one with Tamila. If you only sell, the listing fee is the standard rate, up to 3%.

Do I still pay the buyer’s agent?

Usually yes. The agent who brings the buyer for your home is paid separately, typically up to 3%, and that amount is negotiable. The 1% covers Tamila's side only.

Why can Tamila charge 1%?

When you also buy your next home with her, she earns her buyer-agent commission on that purchase, which is typically paid by the seller of the home you buy. That lets her take less on your sale.

Who pays for the listing photos?

Tamila hires a professional photography company and pays for it herself in almost every case.

Should I renovate before I sell?

Usually no. Buyers have their own taste and will redo it anyway. Spend your energy on pricing it right and on being ready for the buyer's inspection.

Should I do an inspection before I list?

Tamila usually doesn't recommend it. The buyer will do their own inspection. What matters is knowing what buyers typically ask to fix, so nothing surprises you.
