Parker vs Highlands Ranch: Where Should You Buy a Home?
Both are in Douglas County, both are served by the same school district, and both sit about 20 miles south of downtown Denver. So why do buyers end up loving one and not the other? Mostly it comes down to how each place is run and how it feels day to day. Here is an honest side-by-side look.

The short answer
Choose Highlands Ranch if you like a planned community where trails, parks and four recreation centers come built in, and you are comfortable with an HOA that enforces design rules. Choose Parker if you want a real town with its own local government, a historic main street area and more variety from one neighborhood to the next. Schools are not the deciding factor here: both are in the same district.
A town vs a planned community
This is the biggest difference, and it is easy to miss. Parker is an incorporated town. It became a town in 1981, but its roots go back to the 1860s, when a stage stop called the Twenty Mile House stood here, named for its distance to Denver. A railroad came through in 1882. Parker has its own town council and town services.
Highlands Ranch is not a city at all. It is an unincorporated community in Douglas County, planned from scratch on former ranch land. The first residents moved in in 1981. Instead of one city hall, services are split: the Highlands Ranch Metro District handles parks, trails and open space; Douglas County handles streets, planning and zoning; the Douglas County Sheriff provides law enforcement; and South Metro Fire Rescue provides fire service.
The HOA in Highlands Ranch
The Highlands Ranch Community Association is the homeowners association for the community. It runs four recreation centers (Northridge, Southridge, Eastridge and Westridge) and the 8,200-acre Backcountry Wilderness Area, and it enforces the covenants that keep the look of the neighborhoods consistent. Many buyers love this. Others would rather not ask permission for a new fence color. Read the covenants and the assessment amount before you make an offer.
Schools
Douglas County School District covers all of Douglas County, so both Parker and Highlands Ranch are in the same district. That makes school comparisons simpler than in places like Aurora. What still matters is the specific neighborhood school and any choice or charter options you are interested in. Tamila checks the assigned schools for every address before you tour it.
Property taxes, metro districts and HOAs
Both communities are in Douglas County, so the county part of the tax bill is the same. The difference is in the extra layers. Highlands Ranch has its own metro district, which is funded mainly by property taxes, plus the community association assessment. In Parker, many newer subdivisions have their own metro district: a special taxing district that pays for the streets, water lines and parks built for that neighborhood. Its tax can be a noticeable part of the monthly payment.
Ask for the full tax bill and the HOA dues on every home you consider. You can see the effect yourself in our Colorado mortgage calculator, which has a separate field for metro district tax.
Getting around
Highlands Ranch is built along C-470, with I-25 to the east. Parker sits on Parker Road (State Highway 83), and the E-470 toll road runs along its north side, which is handy for trips to Denver International Airport. Neither community has its own rail station. The nearest RTD light rail for many residents is the R Line in Lone Tree, which ends at Lincoln station.
Hospitals and everyday life
Parker has AdventHealth Parker and the PACE Center for arts and events. Highlands Ranch has UCHealth Highlands Ranch Hospital, which opened in 2019, and a large network of trails run by the metro district.
What to watch for when you buy
- Parker: a Parker mailing address does not always mean the home is inside town limits. Confirm it, and check for a metro district.
- Highlands Ranch: read the HOA covenants and budget for the community association assessment in addition to property tax.
- Both: compare homes by the full monthly payment, including taxes, metro district and HOA, not by price alone.
Selling one and buying the other?
If you are selling your current home and buying in Parker or Highlands Ranch, Tamila can help with both sides. When you sell and buy with her, her listing fee is 1% instead of the usual up to 3% (the buyer's agent is paid separately). She is also a mortgage loan officer, so the sale, the purchase and the loan are handled by one person.
