Thornton vs Brighton: Where Should You Buy a Home?

Both are north of Denver in Adams County, and buyers often look at homes in both. But one is a large suburb with its own commuter rail line, and the other is an old farm town that is still the county seat. Here is an honest side-by-side comparison from an agent who has helped clients buy and sell in both.

The short answer

Choose Thornton if you want a big, established suburb with commuter rail to downtown Denver and a wide range of neighborhoods. Choose Brighton if you like a smaller town with its own historic center and farm roots, and you do not mind driving. In both cities, check the school district and the full tax bill for each address before you fall in love with a house.

Size and character

Thornton had 141,867 residents in the 2020 census, which makes it the sixth-largest city in Colorado and the largest city in Adams County. It began in 1953 as a planned town on farmland about seven miles north of Denver, the first fully planned community in the county, and it was incorporated in 1956. The city has grown north a long way since then.

Brighton is less than a third of that size, with 40,083 residents in 2020. It is much older: it started in the 1870s as a railroad stop and farming community, took the name Brighton in 1879 and was incorporated in 1887. It has been the seat of Adams County since the county was created in 1901, so the county government is in town. Today it is also home to Vestas wind-turbine plants.

Schools: the district depends on the address

Thornton is served by three school districts: Adams 12 Five Star Schools, Mapleton Public Schools and Brighton School District 27J. Two houses a few streets apart can be in different districts. Brighton is served by 27J Schools, which is based in Brighton and also covers parts of Thornton, Commerce City, Henderson and Aurora.

Tamila checks the school district for every address before you tour it, so there are no surprises after you make an offer.

Property taxes and metro districts

Both cities reach a little into Weld County, but almost every home in both is in Adams County, so the county side of the tax bill is usually the same. The bigger difference is the metro district. Many newer neighborhoods in both cities have one: an extra tax on the property tax bill that repays the roads, water lines and other infrastructure built for the subdivision. Two homes at the same price can have quite different monthly payments because of it.

Always ask for the full tax bill, not just the price. You can compare the effect in our Colorado mortgage calculator, which has a separate field for metro district tax.

Getting around

Thornton has the RTD N Line commuter train, which opened in September 2020 and runs to Union Station in downtown Denver. Thornton has three stations: Original Thornton/88th, Thornton Crossroads/104th and Eastlake/124th, which is the end of the line for now. RTD has a plan to extend the line north toward Highway 7, but it has not been built and there is no firm date.

Brighton has no rail station, so plan on driving for most trips. Interstate 76, U.S. 85 and the E-470 toll road all run through Adams County. If you work in central Denver, try the drive at rush hour before you buy.

What to watch for when you buy

  • Thornton: confirm which of the three school districts serves the address, and whether there is a metro district tax and an HOA.
  • Brighton: in newer subdivisions, ask about the metro district and HOA; in older homes near downtown, budget for the usual inspection items such as sewer line, roof and furnace.
  • Both: a few addresses are in Weld County, so confirm the county on the tax record.
  • Both: compare homes by the full monthly payment, not by price alone.

Selling one and buying the other?

Many families move between these two cities, for example from an older Thornton home to a newer one in Brighton. When you sell your home and buy the next one with Tamila, her listing fee is 1% instead of the usual up to 3%; the buyer's agent is paid separately. She is also a mortgage loan officer, so the sale, the purchase and the loan are handled by one person who knows both sides.
